Kowary is located in a valley lying between Rudawy Janowickie and Karkonosze mountains. The area of parish is a great place for both inhabiting and leisure as it connects a quality of monumental town with the beauty of surrounding landscape and a developing sports and touristic offer.
 

1. The area of about 2,8 ha adjoining a pool being reservoir of water for the town, located by the wojewojdship road Jelenia Góra - Wałbrzych. The area borders on the park surrounding "Nowy Dwór" and is designed for recreation service.
    
2. The area of present swimming-pool located by the Karkonoska street - district road leading to Karpacz. In plans there are: maintaining its sports-recreation designation and developing trade-recreation service here. 
    
3. The touristic and recreation area "Podgórze" located on foothills of mountain passes Kowarska and Okraj in the direct neighbourhood of Polish-bohemian border and the border pass Przełęcz Okraj. Across the area run: the wojewojdship road Jelenia Góra - Wałbrzych and parish roads. The two plots of about 17 ha and 12 ha are designed for erection of ski-lifts, toboggan runs, bike roads, cross-country skiing paths, horse riding paths etc as well as erection of buildings associated with these services. Another plots of "Pogdórze" are designed to be a place of service architecture attending to needs of tourists and sportsmen (hotels, pensions, catering business buildings etc). They occupy an area of about 4,5 ha. 
    
4. The plots in the old historical centre of the town are designed for building 16 service-residential tenement-houses having about two floors and covered with high and usable for residents roofs. 
    
5. The area of about 5 ha designed for erection of residential architecture of low intensity. It borders on presently existing residentials and the wojewojdship road Jelenie Góra - Wałbrzych. The plot is flat and well insolated. There is a great view at the Rudawy Janowickie mountains from here. 
    
6. The area of about 0,48 ha including some small none-residential buildings (workshops, warehouses etc) located in Wojków, health resort and recreation quarter of Kowary, by the district road Kowary - Radomierz. The plot is designed for service connected to touristic and curative role Wojków plays. 
    
7. The building of previous town gas-plant of the usable area amounting 482,5 m located on parcel occupying the area of 1061 m. and designed to serve as a place of recreation and culture. The building is made of stone and brick, has two floors out of which any, being an open space, can be arranged separately. It is located in the centre of the town in the direct neighbourhood of the cinema and the central station.
